Individual leasing means peace of mind for you. Your financial responsibility is only for your student’s space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of The Valley for any reason, you do not have to worry about having to cover their portion of rent. The Valley offers many spacious floor plan options so they will easily be able to find one to suit their needs. We have one-bedroom, two-bedroom, four-bedroom, and five-bedroom apartments with townhome options available. They each have their own bedroom and bathroom. Your student’s rent includes utilities (water, sewer, trash), premium cable package, wired and Wi-Fi Internet, full furniture package, access to The Valley amenities, and so much more!
The Valley is a fully-furnished community, saving you money! Each student will have a XL full-sized bed, end table, large desk and chair, dresser, full–size closet, and private bathroom. The living area comes with a comfortable couch, chair, end table, TV stand, and barstools. The kitchen comes fully equipped with granite countertops, energy efficient appliances, full-size refrigerator with icemaker, dishwasher, and washer & dryer.

If your student does not have a roommate in mind, we can find them one! Each roommate will fill out a Roommate Matching form so that we know what they are looking for in a roommate. During the summer, we spend weeks looking at these preferences and matching them up with the best person we can find!
Resident Events to Keep Your Student Involve
While the main focus of your student’s college career will be about graduating and living a fulfilling life, they also need to have fun along the way. At The Valley, we believe we have the responsibility to provide the stage for the best possible college experience. The Valley is where your student will create life-long relationships and connections that will make them even more successful. Our great team plans monthly resident events to get them involved. These events range from pizza parties to karaoke nights, from resume building classes to gaming tournaments.
Annually, The Valley will have events such as a Welcome Back Party at the beginning of the fall semester, a Casino Night at the beginning of the spring semester, and a large competition among the residents and onsite team, as well as, many holiday events throughout the year. We will also keep our residents connected to events going on at Penn State, in addition to events happening around town so they don’t miss anything! We want your student to succeed, and that’s why we thought of them while designing The Valley as a Living-Learning environment!
Frequently Asked Questions
What does it mean to have an individual lease?
Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.
What is included in the rent?
The Valleys rent makes life easy. Your rent includes: utilities (water, sewer, trash pickup), premium cable package, wireless internet, washer & dryer, access to all of The Valleys amenities, and a wonderful team that is there to help you when you need them.
Do you have a roommate matching system?
YES! We do offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone. There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information. You can always contact The Valley office at a later date with a preferred roommate and we are happy to match you together.
When is my rent due?
Rent is always due the 1st of the month. You can pay up front (due August 1), in semester installments (due August 1 and January 1), or in twelve equal installments (due August 1 and on the first of the month for the next 11 consecutive months).
How do I pay my rent?
There are many options to best serve you:

Pay with check online using your resident portal free of charge!
Pay with a credit card online through The Valley’s Resident Portal. Service fee may apply.*

Do you allow pets?
We LOVE pets at The Valley and welcome your furry companions. Please call the leasing office for more info on our pet policy!
Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
The Valleys insurance will not cover your personal belongings. We require all of our residents to obtain renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen and The Valley is happy to help you obtain renter’s insurance through The Valley leasing office.
What if I need to break my lease or don't return for the spring semester?
The Valleys lease is binding and cannot be broken. If you cannot live at The Valley after signing your lease, you will need to re-let, or find a replacement for your space. Please call the leasing office for information on re-letting.
What if I need maintenance in my bedroom or apartment?
If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.
What furniture is provided?
The Valley is fully furnished with a XL full-sized memory foam bed, large desk and chair, and under bed storage. The living area comes with a comfortable couch, end table, chair, TV stand, and coffee table. The kitchen comes fully equipped with energy efficient appliances, full sized refrigerator with icemaker, microwave, dishwasher, and washer/dryer.
Each individual suite within The Thomas 4-Bedroom Super Suite will also come with a flat screen HDTV!

How do I receive mail and packages?
Your mail will be delivered to your apartment’s mailbox located on The Valleys property. If you receive a package that doesn’t fit in the mailbox, you will be notified to retrieve your package in our automated Parcel Locker System, giving you the ultimate convenience to receive your items at your convenience.
How close are you to campus?
We are located on Toftrees Ave with convenient access to Arboretum, PSU Campus, and Beaver Stadium. This gives you a quick and efficient route to campus, the game and around State College. Transportation to and from campus is a breeze with bus service from The Valley to PSU. We also have a trail connecting to The Arboretum and PSU Law School!
What type of parking is available at your community?
The Valley offers plenty of on-site car and bicycle parking options. Parking is free and reserved parking is available. Please contact the office for further details.
What do I need to bring to my new apartment?

What kinds of events do you have at The Valley?
The Valley has resident events that range from pizza parties to Taco Tuesdays. Not only is there free food at events, but it’s also a great way to meet people!
How is the Construction Progress at The Valley?
The Valley has been under construction for almost a year in anticipation for the start of the Fall 2019 semester. Construction progress is already ahead of schedule and will be completed in the Summer of 2019 so we can make sure your future home is perfect at move-in.
